Home Buddies Economic Outlook 3 - Credit and Investor Opportunity

Over the past several weeks we have taken a bird's eye view of the US economy. In this post I will be addressing what we will likely see happening in mortgage and real estate markets in 2009. Finally, I will point out the unique opportunities that are available in this type of environment.

Credit and Financial Markets

It seems the biggest story coming out of 2008 is the Fed's announcement in November to buy up $600 billion in unsecured debt and mortgage-backed securities from Fannie and Freddie. The push is an attempt by the Federal Reserve and the Treasury to steer toward lower mortgage rates - not just lower short-term rates.

The goal, whether it is a good idea or not, is to make it less expensive to get a mortgage. The idea is to lower debt costs to bring possible home-buyers or investors with credit to stabilize the market.

Furthermore, if home buyers jump into the real estate market, this will further stabilize home values which will help the banks' balance sheets. All of this bodes well for mortgage brokers and loan officers because the ultimate goal of the government is to get mortgage lenders to loosen credit and they have committed to do it. At some point during 2009 mortgage lending should begin to pick up. Expect a refinance boom when the mess clears up.

The Real Estate Markets

If housing permits continue to slow, it may be some time before the real estate market improves in the US. Keen an eye on a few things in Houston however. Some cities (including Houston) are still countering the global economic trend. However, even in Houston, permits are starting to slow which may lead to a retraction as we move into next year.

If unemployment figures creep up in Houston next year then that may be a sign that Houston may not escape the US and global economic turmoil with just a small hiccup.

Opportunities

The credit crisis has brought fear into markets whose economic fundamentals would not otherwise justify it. Therefore there may never be a better time to buy single family homes in Houston because the emotional fear does not match the fundamentals and prices have fallen below what they would otherwise warrant without the short-term, emotionally-driven fear.

With credit standards like they are right now, many investors (and most retail buyers) are out of the game because they are not able to get financing for single family homes. So now is a window of opportunity for smart investors with good credit to buy up undervalued investment properies in Houston.

It is very unusual for a person to graduate from high school with a bad credit record. Most youths do not have any credit record at all, until they apply to college and register for financial aid. This is usually their first foray into the vast world of credit.

As more and more people are applying for college every day, it is not just the high school graduate population that are seeking student loans. Hundreds of thousands of people who seek career advancement know that the only way this will happen is through furthering their education.

Erase Bad Credit

You do not have to just wait for negative marks on your credit report to fall off. You can remove them and improve your credit score.

The Fair Credit Reporting Act that was passed by Congress gives you the right to dispute any item on your report. This act also makes it law that if the item is not verified by the creditor then the bureau must delete it from your credit report.

For you to dispute an item you must create a dispute letter. You can do this yourself or you can hire a service to do it on your behalf.

Upon receipt of a valid dispute letter the bureau will investigate the item. They will ask the creditor to verify the account, the balance and the dates of delinquency.

If the account is not verified then it must be removed from your credit report. It has been found that items older than 2 years, charge offs, repossessions, late payments and discharged bankruptcies are easier to remove from your credit.

After two years the lender has received some form of payment. For example with a charged off credit card account the debt has been sold to a collection agency, and the lender has no need to save any record of your account.

This account will be deleted when disputed. It is more difficult to remove; judgments, tax liens, recent bankruptcies and recent delinquent accounts. This is when having a service to dispute your credit can be very helpful.

If you have a service and your disputed item is verified then they can use advanced dispute techniques to remove the item. The techniques include; creditor direct intervention, escalated dispute information requests, and debt validation.

Refinance Mortgage Loan Guide

Finding the best refinancing deal would have to involve comparing lenders, but we know for a fact that those numbers can get pretty complicated, especially when you are to investigate rates, fees, and points. But of course, if a mortgage company has the lowest rates, it doesn't necessarily mean that it has the best deal for you.

Many of the financing companies post their rates online. In fact, the lower interest on an ARM or fixed-rate mortgage can be tempting, but do look at the fine print. What fees or points are required for the rate? Mortgage lenders tend to lure consumers with low initial numbers only to have high closing costs. The best number to look at is the APR.

The APR, or the annual percentage rate, is needed by the federal law to be disclosed to consumers before signing a contract. It includes the interest rate of the mortgage and closing costs, so this will give you an accurate idea of the refinance mortgage loan total cost.

Just as your original mortgage had closing costs, so will your refinanced mortgage. Standard fees include origination fees, appraisal costs, and closing fees, while points may also be required to secure a low rate. By looking at the APR, you can determine which lenders are offering the best fees in relation to their rates.

When doing research for a mortgage refinancing, ask about penalties and fees, as early payment or late payment fees can get really expensive. In some situations, you can waive part of these fees by paying a point at closing, such as early payment.

Depending on your situation, the lowest rate refinance mortgage loan may not be the best deal. For example, if you plan to move in a couple of years, paying points for low rates may not be able to save you money.

Before having to refinance, decide first on how long you plan to keep the mortgage. You can then compare the costs of mortgages for how long you will keep them, even if you plan to take out a 30 year term mortgage that you plan to have for only a couple of years. You can always use mortgage calculators to help you with the math calculations.

Lastly, to find the best options regarding your refinance mortgage loan, request quotes for refinancing your mortgages together and separately. Also look at the other lenders to make sure you will get the best deal that is being offered. With proper research, you will surely end up with the best refinancing deal for your situation.
